Scale of Fees to Tenants

Isca Bay is a member of the Client Money Protection Scheme through Money Shield.

Allowable fees.

In accordance with the Tenant Fee Act 2019, there are two fees that can be charged:-

Lost keys or entry devices.

1. The Landlord is entitled to charge the cost of the replacement item, the locksmith's charges and replacement locks where appropriate. In exceptional circumstances the Agent can charge an hourly rate of £15 (VAT is not applicable). The Agent reserves the right to only respond during working hours and as such the Tenant is quite within their rights to call out a locksmith at their own cost.

2. A rent arrears fee can be charged on any rent outstanding for more than 14 days at a interest rate of 3% over the Bank of England base rate. This fee can be levied from day 1 of the arrears until they are paid off.

3. Change of Tenant within existing tenancy. There is a maximum £50 charge which can possibly rise if reasonable costs are incurred by the Landlord in order to facilitate a new tenancy being made available but this has to have supporting invoices to be valid.

4. Early surrender of tenancy. Subject to the Landlord's consent, the Tenant will be liable for the outstanding rent to the end of the tenancy term or until a suitable new Tenant has been found, referenced and is ready to sign a new Agreement. In order for this to happen the Tenant will be liable for the Landlord's reasonable costs of re-marketing and may also incur the cost of a new Inventory from the Inventory provider at the charges set out in the Landlord's Scale of fees.

Damage Provisions

On signing the Tenancy Agreement the Tenant agrees to indemnify the Landlord for any damage caused to the property by themselves or by visitors. If a Contractor is called out the bill will be passed straight to the Tenant for payment and if this payment is not forthcoming, may be retained for deduction from the deposit at the end of the tenancy. Included in the damage costings would be the cost of Contractor’s missed appointments due to the Tenant not being available at the agreed time of the arranged visit.
